Sharjah’s real estate sector has entered a new era with the launch of District 11, the UAE’s first AI-designed smart work resort, developed by Al Marwan Developments. Spanning 3.5 million square feet and comprising 11 architecturally distinct buildings, District 11 integrates AI-powered systems that manage everything from energy optimisation to predictive maintenance and dynamic pricing.

According to Majd Al Zaiem, Executive Director of Al Marwan Developments, “District 11 represents a qualitative leap in Sharjah’s real estate landscape. It’s a project built with global expertise and intelligent infrastructure, bridging today’s business needs with the ambitions of tomorrow’s entrepreneurs.”

Al Zaiem added that the use of AI extends far beyond automation. “We’ve incorporated adaptive systems capable of analysing real-time data to improve performance, enhance user comfort, and ensure long-term energy efficiency. District 11 isn’t just a place to work — it’s a living, thinking ecosystem.”

The development will feature a world-class hotel with 368 units and approximately 3,000 parking spaces, meeting the growing demand for high-quality offices and hospitality-led workspaces in the emirate.

The project is strategically located along Sheikh Mohammed bin Zayed Road (E311), providing easy access to Sharjah International Airport, University City, and key residential and commercial hubs.
