KARL LAGERFELD has partnered with AARK Developers to launch KARL LAGERFELD Residences, an ultra-luxury beachfront residential project on Al Marjan Island in Ras Al Khaimah. The announcement marks the brand’s second branded real estate project in the Middle East and signals a major crossover between fashion, lifestyle, and high-end living.
The partnership was formalised on December 10 in Paris, at the KARL LAGERFELD headquarters, with CEO Pier Paolo Righi and Rahul Kumar Gupta, Chairman of AARK Developers, in attendance.
Valued at over $1.4 billion, the development is scheduled for completion in 2028 and will deliver 663 sea-view residences ranging from one- to four-bedroom homes. Select units will feature private pools, while the broader masterplan includes 20 podium villas, 10 sky villas and penthouses, and 11 ultra-rare beachfront villas, each with its own pool.
Beyond the homes, the project is designed as a fully curated lifestyle destination. Residents will have access to signature cafés and restaurants, a destination beach club, and a sky bar with an infinity pool, alongside a 1,000-foot private beach. The vision blends resort-style living with architectural precision and fashion-led design cues inspired by Karl Lagerfeld’s iconic aesthetic.

Al Marjan Island continues to rise as one of the UAE’s fastest-growing luxury hubs, with tourism and hospitality developments accelerating across the area. The upcoming Wynn Al Marjan Island integrated resort, set to open in 2027, is expected to further elevate the destination’s global profile.
“This project is a defining expression of how the KARL LAGERFELD universe can translate into modern living,” said Righi, adding that the development brings the brand’s design language into a large-scale residential experience for the region.
Gupta echoed the sentiment, saying the collaboration is rooted in shared values around detail, refinement, and purposeful design that goes beyond aesthetics to shape everyday life.
A Dubai launch event is planned for Q1 2026, as anticipation builds around one of the most fashion-forward residential projects the UAE has seen.
