The Dubai Land Department (DLD) has tracked more than 279,000 real estate advertisements using its AI-powered Real Estate Advertising Governance Platform — a system that is redefining how property listings are monitored and regulated across the emirate.

What the Platform Does

Launched at GITEX 2024, the platform gained wider attention during Dubai AI Week (21–25 April 2025). It monitors property advertisements across the UAE's three biggest listing portals: Property Finder, Dubizzle, and Bayut.

Machine learning technology has already automatically updated 29% of monitored listings to ensure compliance with regulatory requirements and eliminate deceptive information. The system conducts ongoing daily checks, flagging non-compliant ads and correcting them without requiring manual intervention.

RERA's Role and Official Statement

Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency (RERA) — part of DLD — said the results reinforce the agency's commitment to market oversight through advanced technology.

Trakheesi and the Madmoun QR Code System

The AI platform works alongside the Trakheesi system, which requires all real estate companies to display permit QR codes on every advertisement — both visual and written. Madmoun, an electronic service within Trakheesi, issues a unique QR code for each real estate advertisement permit.

These QR codes allow buyers and renters to instantly verify whether a listing is legitimate and has received RERA approval — a direct safeguard against fraudulent property advertisements.
