Understanding Ejari’s Purpose

Ejari is the official tenancy registration system managed by the Dubai Land Department (DLD) through RERA (Real Estate Regulatory Agency). Every tenancy contract in Dubai — whether for an apartment, villa, or office — must be registered to be legally recognized.

Registration gives both tenant and landlord protection under Dubai’s rental laws. It also allows tenants to activate utilities, confirm proof of address, and complete visa or banking procedures.

To register successfully, you’ll need specific documents and a small registration fee.


Required Documents for Ejari Registration

Below is the full list of paperwork you’ll need for new registration, renewal, or cancellation. Having everything ready avoids delays, especially when applying online through the Dubai REST app.

Ejari Fees in 2025

The fees are standardized across all registration channels. You can pay directly through the Dubai REST app, at OnTime Trustee Centers, or at DLD Customer Happiness Centers.

Ejari Validity and Renewal

Your Ejari registration remains valid for the same duration as your tenancy contract.

  • For a 1-year lease, your Ejari automatically expires at the end of the 12 months.

  • Renewal must be done when signing a new tenancy agreement or extending the existing one.

  • If you move to a new address, you’ll need to cancel the old Ejari and register a new one for the new property.

The Dubai REST app allows renewal using your Emirates ID and existing contract details, typically taking less than 10 minutes.
