Ellington Properties has announced the launch of The Meriva Collection, a hospitality-led beachfront development on Island B of Dubai Islands, marking the developer’s first move into integrated hotel and residential living.

The Meriva Collection combines premium residences, a dedicated hotel and lifestyle-driven amenities within a single waterfront masterplan. The project reflects increasing demand for developments that merge living, leisure and hospitality into one cohesive destination. According to Betterhomes Research, Dubai Islands recorded more than AED6.1 billion in property sales during the first half of 2025, highlighting strong investor interest in the emerging coastal hub.

A Waterfront Community Concept

The Meriva Collection will feature five residential buildings, a signature beachfront residence and a centrally positioned hotel, all offering direct beach access.

The residential offering includes one- to four-bedroom apartments and penthouses, many designed with study areas and uninterrupted sea views. A limited collection of three- and five-bedroom signature beachfront residences will also be introduced, complete with private pools, rooftop gyms and direct shoreline access.

At the heart of the development, the hotel will serve as both a visual landmark and a social anchor. Operated by a hospitality partner, it is designed to integrate seamlessly with the surrounding residences while supporting long-term community activity as Dubai Islands continues its transformation into a lifestyle destination.

Design-Led Living with Hospitality Integration

Joseph Thomas, Co-Founder of Ellington Properties, said the project reflects the evolving expectations of buyers and investors.

“The real estate market is maturing, and with that comes a shift in what creates lasting value. Developments today extend beyond residential use to function as destinations. The Meriva Collection reflects thinking, design discipline and hospitality to create places that remain relevant well beyond launch,” he said.

The architectural design focuses on creating a fluid connection between indoor and outdoor living. Landscaped promenades, shaded walkways and pedestrian-friendly planning form a key part of the masterplan, supported by integrated retail, dining and leisure spaces.

Amenities Designed for Community Living

The development offers a wide range of amenities tailored to both active and relaxed lifestyles. Planned facilities include indoor and outdoor swimming pools, fitness centres, yoga and Pilates studios, a two-kilometre jogging track, sports facilities, wellness zones and family-friendly areas.

Social and lifestyle-focused spaces such as a jazz club, coworking lounges, food and beverage outlets and a juice bar are also included to encourage interaction and community engagement.

With The Meriva Collection, Ellington Properties expands its portfolio beyond traditional residential projects, positioning itself within Dubai’s growing hospitality-integrated real estate segment while reinforcing its design-led approach to long-term value creation.
