Manchester City Yas Residences by Manchester City Football Club has officially been unveiled in Abu Dhabi, marking the club's first global branded residential development. The AED 15 billion ($4.08 billion) project, developed by Ohana Development, will rise along Yas Canal and introduce a sports-inspired waterfront community spanning 1.67 million square metres.
The large-scale mixed-use masterplan was launched at Etihad Park in the presence of senior executives, including Ferran Soriano, CEO of City Football Group.

The development will feature more than 2,000 residential units, including:
- Four- and five-bedroom standalone villas - Twin villas and maisonettes - Waterfront penthouses - Contemporary apartments
Six villa clusters form the core of the gated community. Standalone villas start at AED 7 million ($1.91 million), with twin villas from AED 6 million and five-bedroom villas from AED 9.5 million. Project completion is scheduled for 2029.
Positioned adjacent to Ferrari World Abu Dhabi and SeaWorld Abu Dhabi, the project sits within one of the capital's most active leisure districts, enhancing its appeal for both end-users and property investors.
Sport-Centric Lifestyle and Waterfront Living
Designed around performance, wellness and active living, the masterplan integrates Manchester City's sporting identity into everyday life.
At its centre will be a fully integrated Manchester City Academy, featuring elite training and recovery facilities aligned with the club's player development philosophy. A hotel is also included within the development.

More than 55 per cent of the community will be dedicated to landscaped gardens and green space, reinforcing its focus on outdoor living.
Digitised Off-Plan Sales and Investor Protection
During the launch, Abu Dhabi authorities confirmed that "Expressions of Interest and booking processes for off-plan purchases will be digitised via the Madhmoun platform."
Registrations will operate under direct regulatory supervision, with mandatory escrow account management to enhance transparency, governance and investor protection across transactions. Sales were scheduled to commence on 1 March 2026, offering two payment plans: a 50/50 structure with a 5% booking deposit, and a 35/65 plan with 5% booking and 30% on signing.
A Landmark Addition to Abu Dhabi Real Estate
The masterplan also integrates essential infrastructure, including education and healthcare services, positioning Manchester City Yas Residences as a fully planned waterfront neighbourhood rather than a standalone residential cluster.
The project reflects Abu Dhabi's continued push to attract global lifestyle brands into its real estate sector, combining sport, hospitality and waterfront living in a single master development.
With a value of $4.08 billion and delivery set for 2029, Manchester City Yas Residences represents one of the region's most ambitious branded residential projects to date.
