Aldar Properties, Abu Dhabi's leading real estate developer, has officially launched Fahid Island — a AED 40 billion ($10.9 billion) island community positioned between Yas Island and Saadiyat Island. The project will deliver more than 6,000 luxury homes across 2.7 million square meters, cementing its status as Abu Dhabi's largest mixed-use residential masterplan and a new benchmark for waterfront living in the UAE.
A Landmark Waterfront Location
Fahid Island benefits from a prime setting between two of Abu Dhabi's most celebrated destinations. The island spans a total of 2.7 million square meters and features an 11-kilometre coastline, including 4.6 km of beaches and mangrove areas. The entire masterplan is designed so that every point on the island is no more than five minutes from the water.
World-First Wellness and Sustainability Credentials
Fahid Island is on track to become the world's first Fitwel-certified island, a distinction that reflects its commitment to health-focused design and planning. The development has also received LEED Cities and Communities Platinum pre-certification and is targeting a 3-Pearl Estidama rating — placing it among the most sustainably planned communities in the region.
Thirty percent of the island is dedicated to nature and parks. The centrepiece green space is Berm Park, a 10-kilometre green corridor featuring shaded walking paths, workout areas, and three cycling routes. The masterplan prioritises pedestrian movement throughout, with shaded walkways and a mobility strategy aimed at reducing car dependency.
Active Waterfront Lifestyle
For residents with an active lifestyle, Fahid Island's waterfront programme includes kite surfing, paddle boarding, beach volleyball, and open-water night swimming. The 2-kilometre Front Street promenade will anchor the island's social and cultural scene, lined with fine-dining restaurants, art exhibitions, and boutique retail along Coral Drive. Curated experiences include concept stores, a ballet school, street cafés, and public art installations designed to animate community life.
Iconic Architecture from Global Names
Aldar has assembled an acclaimed international design team to shape Fahid Island's character. Architects enlisted for residential components include Kengo Kuma and Koichi Takada from Japan, London-based ACME, and Dubai-based NAGA Architects — a roster that signals the island's premium positioning within Abu Dhabi real estate.
Residences and First Launch
The development offers a range of home types: apartments, townhouses, and high-end villas. The inaugural release, Fahid Beach Residences, comprises seven mid-rise buildings with 65 units each, designed to emphasise beachfront privacy and refined coastal living. Delivery phases are planned to begin in the second half of 2025, with early buyers expected to receive handovers from 2029.
