Dubai's retail landscape is gaining another community-focused destination: Nad Al Sheba Gardens Mall, a two-storey retail and lifestyle centre developed by Shamal — the investment firm behind the broader Nad Al Sheba Gardens masterplan. Located roughly ten minutes from Downtown Dubai and adjacent to DIFC, Business Bay, and Meydan, the mall is scheduled to open in August 2026.
What Is Nad Al Sheba Gardens Mall?
The Nad Al Sheba Gardens Mall will be set over two storeys, designed as a pavilion gateway to the extensive landscaping of the Nad Al Sheba Gardens masterplan. The structure follows an earthy architectural palette, complementing the surrounding landscape with light steel roofwork, vertical columns, and generous natural lighting throughout.
Shamal — a diversified investment firm born in Dubai — initiated the mall as an integral component of the wider mixed-use community. The broader Nad Al Sheba Gardens development was built by Meraas and spans 1.5 million square metres of modern villas and townhouses with three to seven bedrooms.
Waitrose to Anchor the Mall
Waitrose, the premium British supermarket brand licensed by Spinneys in the UAE, is confirmed as the anchor tenant of Nad Al Sheba Gardens Mall. Additional early occupiers include Kokoro Handroll Bar and Bake My Day, signalling a curated mix of quality food and beverage options alongside the supermarket.
Beyond retail and dining, the mall will feature a nursery, gym, health facilities, and a baby care centre — making it a self-contained community hub rather than a purely transactional shopping destination. Parking areas and adjacent parks will align with the mall's corridors to reinforce the neighbourhood's walkable character.
A Community-First Vision
The Nad Al Sheba Gardens residential community offers an education campus, cycling tracks, and extensive leisure and recreation facilities alongside the residential units. The mall is positioned as a natural extension of this lifestyle offering.

Nad Al Sheba Gardens sits approximately ten minutes from Downtown Dubai, with easy access to DIFC, Business Bay, and Meydan. The mall's position within the masterplan is designed to serve both residents of the gated community and visitors from neighbouring areas, making it accessible without requiring a major detour from key arterial routes.
With Dubai's retail sector continuing to attract premium brands and developers, Nad Al Sheba Gardens Mall represents Shamal's bet on community-centred retail as a driver of long-term residential value.
