Dubai Islands, developed by Nakheel under Dubai Holding Real Estate, consists of five islands located along the northern coastline of the city. The master plan covers about 17 square kilometres and includes more than 20 kilometres of beaches.

New projects are also appearing nearby. Mashriq Elite Developments announced Floarea Breeze, a waterfront residential development offering 48 apartments and 4 townhouses located close to the shoreline. Units start from AED 1.8 million for a one-bedroom apartment, with handover targeted for Q3 2027. The project sits within five minutes of Dubai Islands Mall, the beach, marina, and park.

Luxury Villas Add High-End Waterfront Homes

Nakheel awarded a construction contract valued at AED 2.6 billion for Bay Villas, a luxury waterfront community within the destination. The development includes 636 villas and townhouses located near the coast, with three- to five-bedroom options and prices starting from AED 4 million for a three-bedroom townhouse.
Homes within the project feature private beachfront access and views of the Arabian Gulf. Villa communities such as Bay Villas add spacious waterfront residences to the district while introducing new options for buyers seeking large luxury homes near the sea.
Branded Residences and Resorts Expand the Destination
Hospitality developments are also taking shape within Dubai Islands as luxury hotel residences become part of the district's offering.
One of the upcoming projects is Rixos Hotel and Residences, a hospitality and residential development planned for the destination. The project will include hotel rooms as well as residential units — from one-bedroom apartments to standalone beachfront villas — with access to a 700-metre private beach. Delivery is expected in Q4 2027.
Another large project is SIORA by Beyond Developments, a beachfront community covering approximately two million square feet. The master plan includes residential buildings, public spaces, and lifestyle amenities positioned along the coastline.
