Dubai is preparing to welcome a new community shopping and lifestyle destination this August as The Grand Nad Al Sheba Gardens begins opening in phases.
The fully leased development will welcome its first visitors from August 19, 2026, bringing groceries, dining, wellness, healthcare and everyday services to one of Dubai’s growing residential communities.
Developed by Shamal Holding, The Grand has been designed as more than a conventional neighbourhood mall. Its tenant mix focuses on services that residents can use regularly, from supermarket shopping and childcare to restaurants, personal care, fitness and medical facilities.
The first phase will be led by Waitrose & Partners, which will open its first supermarket in Nad Al Sheba. Additional brands will follow in September, while the development’s healthcare and fitness offering is expected to be completed in early 2027.
The Grand Opens In Phases From August 19
The Grand Nad Al Sheba Gardens will not open every outlet simultaneously. Instead, the destination will follow a phased launch beginning on August 19.
The first group of tenants includes Waitrose & Partners, MMI, Heart Cottage Lane, Maple Bear Nursery, Al Jaber Optical and Fixperts.
This opening lineup gives the development an immediate focus on practical community needs. Residents will be able to shop for groceries, access nursery services, visit an optical retailer and use repair services without travelling to a larger destination mall.
Waitrose will serve as the anchor tenant and represents a significant addition to the neighbourhood. According to Shamal Holding, it will be the first Waitrose & Partners supermarket in Nad Al Sheba.
The combination of an established supermarket and essential service providers reflects The Grand’s positioning as a destination intended for regular use rather than occasional shopping trips.
Waitrose Leads The First Group Of Openings
Waitrose & Partners is expected to be one of the biggest draws during the first phase.
The British supermarket brand already operates in several established communities across Dubai and is known for its premium grocery selection, fresh produce, prepared meals and imported products. Its arrival gives Nad Al Sheba residents a new nearby option for weekly shopping and smaller everyday purchases.
Maple Bear Nursery will add an education and childcare component to the destination, while Al Jaber Optical will provide eye-care products and services.
Fixperts, a Dubai-based repair service, will offer another practical addition for residents. Heart Cottage Lane and MMI will complete the first group of tenants scheduled to begin opening from August 19.
Together, these businesses establish the mall’s role as a convenient community centre before its larger selection of restaurants, cafés and wellness brands arrives.
Popular Dubai Restaurants Arrive In September
The Grand’s dining and lifestyle offering will expand from early September with several recognisable names from Dubai’s food scene.
Tashas, Somewhere, Home Bakery, Kokoro, Blu Pizzeria, Bake My Day and Daima are included in the next phase. Staywell Pharmacy and Tips & Toes will also join the destination, extending its mix beyond restaurants and cafés.
Tashas is expected to attract diners familiar with the café brand’s existing Dubai locations, while Somewhere will add another established homegrown dining concept. Home Bakery and Bake My Day will strengthen the development’s café and bakery selection.
Kokoro and Blu Pizzeria will give visitors more casual dining choices, helping The Grand function as a place where residents can meet, eat and spend time rather than simply complete errands.
Tips & Toes will introduce beauty and personal-care services, while Staywell Pharmacy will provide another essential amenity for the surrounding community.
With these September openings, The Grand will begin transitioning from an essentials-focused retail centre into a broader lifestyle destination.
Healthcare And Fitness Will Follow In 2027
The development will continue expanding after its initial 2026 launch.
Fitcode and American Hospital are scheduled to join The Grand in early 2027, completing the destination’s planned health and wellness offering.
American Hospital’s presence will give residents access to selected healthcare services within the community. The precise services that will be available at this location have not yet been announced.
Fitcode, meanwhile, will add a dedicated fitness option, supporting The Grand’s goal of bringing shopping, dining, exercise and essential services together in one place.
The addition of healthcare and fitness facilities is particularly relevant for a residential neighbourhood. Instead of operating solely as a collection of shops and restaurants, The Grand is being developed as part of residents’ everyday routines.
A Fully Leased Destination Before Opening
One of the most notable details about The Grand Nad Al Sheba Gardens is that the development was fully leased before its phased opening.
That means its available retail spaces had already been committed to tenants ahead of the August launch, signalling commercial interest in neighbourhood-focused retail destinations.
Shamal Holding described The Grand as an important part of its wider plans for Nad Al Sheba Gardens. The company said the destination was created to combine convenience with quality while providing a welcoming place where residents can shop, meet, dine and exercise.
“The Grand represents the next phase of Shamal’s long-term vision for Nad Al Sheba and for the communities we create,” Shamal Holding Chief Executive Officer Abdulla Binhabtoor said in the company’s announcement.
Further information about remaining openings, visitor experiences and community programmes is expected to be revealed over the coming months.
Why The Grand Matters For Nad Al Sheba Gardens
The Grand’s arrival represents an important step in the continued development of Nad Al Sheba Gardens.
As residential communities expand, nearby retail and services become increasingly important. A neighbourhood destination can reduce the need for residents to drive to larger shopping centres for groceries, pharmacy visits, nursery services, dining or personal-care appointments.
The Grand’s tenant mix has been planned around that requirement. Instead of relying primarily on fashion retailers or entertainment attractions, the development combines practical amenities with popular food, wellness and lifestyle brands.
Its location within Nad Al Sheba Gardens also allows it to serve residents from surrounding areas, including other parts of Nad Al Sheba and the wider Meydan district.
However, The Grand is best understood as a community lifestyle centre rather than another large-scale Dubai shopping mall. Its value lies in making regular errands and casual outings more convenient for nearby residents.
What Visitors Can Expect On Opening Day
Visitors heading to The Grand from August 19 should remember that the destination is opening in phases.
Waitrose & Partners, MMI, Heart Cottage Lane, Maple Bear Nursery, Al Jaber Optical and Fixperts are scheduled to lead the first phase. The restaurants, cafés, pharmacy and beauty services announced for September may not be operating during the initial opening period.
Individual outlet schedules may also vary as tenants begin welcoming customers. Visitors planning to visit a particular store or restaurant should check the brand’s official channels before travelling.
The arrival of Tashas, Somewhere, Home Bakery and the other September tenants will significantly expand the experience, while Fitcode and American Hospital will complete the current announced lineup in early 2027.
