OMNIYAT has acquired Marasi Bay Island and announced plans to develop it into a premier ultra-luxury waterfront destination. The centerpiece of the project is a beach club — the first of its kind in the Burj Khalifa district — designed to give both residents and visitors a resort-like leisure experience right within Downtown Dubai.
Unlike conventional beach clubs situated on natural shorelines, this will be a fully urban waterfront venue on a reclaimed island in the Dubai Water Canal. The development is positioned to serve the district's growing community of ultra-high-net-worth residents and visitors.

Beyond the beach club, OMNIYAT's Marasi Bay Island development will include:

The Marasi Bay Island site sits in a prime location with direct connectivity to Downtown Dubai, Business Bay, DIFC, Dubai Design District (D3), and Dubai International Airport — making it accessible from the city's most sought-after districts.
OMNIYAT's Growing Burj Khalifa District Footprint
OMNIYAT already operates The Lana Hotel and Residences in the Burj Khalifa district, which opened in Q1 2024 and is home to the region's first Dior Spa. A penthouse sale at The Lana set a district record in May 2024. The developer's upcoming ENARA tower, due for completion in 2027, will add ultra-premium commercial offices and fine-dining concepts to the ecosystem.
The addition of a beach club on Marasi Bay Island reinforces OMNIYAT's strategy of redefining urban luxury in Dubai — creating a self-contained waterfront destination in the district of the world's tallest tower.
