Dubai’s real estate market has a new AI-powered platform designed to bring property data, market intelligence, buyer requirements and broker opportunities together in one place.
BT-AI Broker Terminal combines artificial intelligence with Dubai Land Department (DLD) transaction data, private buyer requirements and a network of verified RERA brokers. That figure consists of AED 20.87 billion in off-the-record property value and AED 4.45 billion in private buyer demand.
The company says these figures are maintained on a rolling 60-day basis, with data older than 60 days excluded from the totals.
The figures are therefore presented as a snapshot of property opportunities and buyer requirements currently moving through the platform rather than a measure of Dubai's entire real estate market.
Turning a Dubai Title Deed into property intelligence
Another feature of BT-AI starts with one of the most important documents in a property transaction: the Dubai Title Deed.
The platform can read a Title Deed and identify information including the project, unit, property type, number of bedrooms, size and floor.
This is intended to reduce the amount of information a user needs to enter manually before analysing a property.
Once the property information has been identified, BT-AI can use DLD records to compare it with similar properties that have actually completed transactions.
This distinction is important because advertised asking prices do not necessarily represent the prices at which properties ultimately transact.
